It's called Winchester Ranch at Wellen Park. And depending on how the next few months play out, it could become the next chapter of one of the most successful master-planned communities in the country.

But here's the more recent news: the developers came back with a reworked proposal. The home count has been scaled back to approximately 6,500, with a stronger emphasis on commercial space. When the revised plan went in front of North Port Commissioners, the reception was notably warmer.

This is not approved. Groundbreaking is realistically 2027 or 2028 at the earliest, and only if everything moves forward without additional delays.

This is a Taylor Morrison Esplanade community — their resort-lifestyle brand, which you've probably encountered if you've done any research on Florida new construction. Approximately 877 homes, gated, resort-style, and it's just now coming online. First move-ins are happening this quarter in 2026, and the community is actively selling right now.

The amenity package is substantial:

  • 16,800 sq ft clubhouse (The Venue)
  • Resort-style pool and spa
  • Fitness center
  • Pickleball and tennis courts
  • Bahama Bar
  • Full-time activities director on-site

Price range runs roughly $400K to $1M+ depending on lot and floor plan.

And here's the location detail that matters: Esplanade at Wellen Park sits at the southern end of the community — geographically closest to where Winchester Ranch is planned. You're buying into a new, early-phase community inside an established master plan, with potentially significant development happening at your doorstep over the next decade.

If you're the kind of buyer who wants to be on the right side of a growth story rather than showing up after everyone else figured it out, Esplanade at Wellen Park deserves a serious look.


The Bigger Picture: Benderson, Beaches, and Why Serious Money Is Paying Attention

Winchester Ranch isn't the only signal that major players are betting on this corridor. Here's one more data point worth knowing.

In late 2025, Benderson Development — one of the largest privately held real estate companies in the country — purchased a 52-acre parcel on South Tamiami Trail at the West Villages Parkway intersection in Wellen Park. The price: $23.4 million. The plan: roughly 500,000 square feet of retail, dining, and entertainment. Construction is expected to begin in late 2026 or early 2027.

If that name doesn't mean anything to you yet, here's the local reference: Benderson built University Town Center in Sarasota — the massive retail and dining district at I-75 and University Parkway that most people use as a landmark. That's the caliber of developer committing to this market.

And then there's the lifestyle piece that out-of-state buyers consistently underestimate.

This area is not landlocked. Venice Beach is 20–25 minutes away. Manasota Key is about 20 minutes. Englewood Beach — one of the more genuinely low-key, beautiful Gulf beaches in Southwest Florida — is 20–30 minutes depending on where in Wellen Park you're coming from.

That drive is also getting shorter. Both Winchester Ranch and Esplanade at Wellen Park will have direct access south to River Road, and Sarasota County has approved a Manasota Beach Road extension that will create a more direct westward connection to the coast. Construction is underway now, with completion targeted for late 2026 or early 2027.

Downtown Wellen has restaurants, a farmers market, live music, and spring training baseball. Downtown Venice — about 15 minutes north — has a completely different feel: boutiques, island character, old Florida charm. You are not choosing between a master plan and a life. You're getting both.


Don't Walk Into a Sales Center Alone

This part matters — and it applies to every builder in Wellen Park.

Do not walk into a sales center at Esplanade at Wellen Park, or anywhere else in this area, without your own buyer's agent. Once you register at a builder's office without representation, you're on record as an unrepresented buyer. In most cases, that cannot be changed after the fact.

The sales rep you meet works for the builder. Their job is to sell homes for their employer. Your job is to get the best home on the best possible terms. Those jobs are in direct conflict — and you should have someone in your corner.
