One Brand, Four Very Different Answers: Comparing Four Esplanade Communities

Esplanade is one brand — but it is not one community. Across this market, Taylor Morrison has built (or is building) four distinct Esplanade communities, each with the same resort-lifestyle concept but a completely different answer depending on what you actually want out of a home.

Here's an honest breakdown of all four: Esplanade at Cammaray in Lakewood Ranch, Esplanade at Skye Ranch in Sarasota, Esplanade at Coasterra in Palmetto/Parrish, and Esplanade at Wellen Park.

Esplanade at Cammaray — Lakewood Ranch

Let's start with the newest one, because it's about to become a big deal. Esplanade at Cammaray is Taylor Morrison's third Esplanade in Lakewood Ranch — and it will also be the last. Once this community sells out, there will not be another opportunity to buy into a brand new Esplanade inside Lakewood Ranch.

If you're familiar with the brand's flagship, Esplanade at Azario, Cammaray will offer very similar premium amenities, just without golf.

Floor plans have just been released, the site map is coming soon, and sales could realistically start as early as the end of this year — about as early as it's possible to get in front of a community. Expect Cammaray to be the highest priced of these four communities, and expect it to be extremely popular for one simple reason: location. Cammaray sits close to University Parkway, Fruitville Road, Waterside, Main Street, and offers a quick shot to downtown Sarasota and the beaches. That combination — brand new Esplanade product, inside Lakewood Ranch, with that level of connectivity — is rare. Buyers who want to be first in should be paying attention now, even before the map is finalized.

Esplanade at Skye Ranch — Sarasota

Next is Skye Ranch, which has a unique layout distinction compared to other communities in this market: Esplanade sits fully contained within the broader Skye Ranch master plan alongside its sister neighborhood, Cassia. While Cassia features high-energy sports courts, splash pads, and expansive multi-bedroom floor plans, Esplanade operates as a smaller enclave within the same footprint.

To clear up a common point of confusion: Esplanade at Skye Ranch is not an age-restricted community. Anyone can purchase a home here. However, its amenity package — centered on a full-service spa, resort pool, wellness center, and resort-style social programming — is intentionally designed around a boutique, resort-living experience.

Here's what makes the amenity structure so interesting: residents have access to four total amenity complexes. The Hub is shared between Cassia and Esplanade and is one of the largest, most robust amenity complexes in terms of size and scope of activities of any community in this market. A second shared amenity, The Cove, is also opening. On top of that, two more amenity spaces are exclusive to Esplanade residents only — Rendezvous Park and The Venue, which will include its own Bahama Bar.

Location is the unassuming centerpiece here. Skye Ranch sits right off Clark Road, giving easy access to Siesta Key and the interstate — not something every inland community can offer. It's also positioned next to where new neighborhoods are planned on what's known as Triple H Ranch, and the Skye Ranch K-8 school has already been open on-site since last year. Because Esplanade shares infrastructure with Cassia, residents also get access to a large shared trail network.

Esplanade at Coasterra — Palmetto/Parrish

Coasterra is a different kind of story, and honestly, the geography is the headline here more than the amenities. This is a newer area in the Parrish/Palmetto locale with several builders developing around it, and Coasterra's Esplanade and its amenities are centered on a large lake — making lot choice especially important in this community.

Location-wise, Coasterra sits roughly halfway between Tampa and Sarasota, with convenient access to St. Pete as well. That makes it a strong option if your life or work pulls you in multiple directions across the region, not just toward Sarasota proper.

The amenities here are strong. But if there's one thing to walk away with on Coasterra, it's this: of these four communities, this is where you'll get the most home for your money. If value is driving your decision more than a hyper-specific location, this is the one to look at closely.

Esplanade at Wellen Park

And then there's Esplanade at Wellen Park, which regular readers know is already the community pointed toward more than almost anywhere else in this market right now.

Of all four Esplanade communities covered here, Wellen Park has the best lots. Golf course view lots, a strong number of preserve lots for real privacy, and a location surrounding Myakka Pines Golf Club — a semi-private club where membership is optional, not required, which saves on fees. Two entrances give a straight shot to Downtown Wellen Park and a second route out River Road toward Downtown Englewood. Taylor Morrison handles the villas and single-family product here, while John Cannon Homes brings fully custom homes with impressive golf course views, widening the buyer pool even further.

So Which One Is Actually Right for You?

So how do you actually choose between four communities from the same brand? It comes down to what's actually driving your decision.

If being first into a brand new, high-demand Lakewood Ranch community matters most, watch Cammaray closely — but know you're paying for that privilege. If you want the single largest, most robust amenity infrastructure paired with genuine active-adult energy and easy beach access, Skye Ranch deserves a serious look. If value is your top priority and you don't need to be tied to Sarasota specifically, Coasterra will get you the most home for the money. And if lot quality and privacy matter most, Wellen Park remains the top recommendation of the four.

Same brand. Four very different buyers. That's exactly why you don't pick an Esplanade — you pick the right Esplanade.
