Best Golf Communities in Lakewood Ranch: Bundled, Private & Deeded, Compared
Lakewood Ranch Golf | By Tana Showalter, Rogue Realty
If golf is part of your move to the Sarasota area, Lakewood Ranch belongs on your list. The options here range from bundled community courses that come with your home purchase to ultra-private clubs with Jack Nicklaus-designed courses that rank in the top 100 in the country. The problem is most buyers don't know the difference between those options — and they're very different. The wrong choice costs you money, access, or both.
Know the Membership Types Before You Look at Homes
Not all golf memberships here work the same way. There are three basic structures, and they matter a lot before you ever start touring homes.
| Type | How It Works | Example |
|---|---|---|
| Bundled | Deeded to the home — buy the house, get the golf. No initiation fee. | Lakewood National, Calusa CC |
| Private Club | Separate membership purchase. Initiation fee plus annual dues. Residency not required — you're a member, not an owner. | LWR Golf & CC, The Concession, Founders Club |
| Partial Bundled | Golf deeded to select homes only — not every home in the community qualifies. | Esplanade Azario* |
*Esplanade Azario: verify the exact membership type deeded to each specific property before making an offer.
"This is not a detail to figure out after you fall in love with a house. Know which type you want before you start looking."

Community Details
The Concession
Designed by Jack Nicklaus and Tony Jacklin — named after Nicklaus's famous concession putt in the 1969 Ryder Cup — the course consistently ranks as one of the top 100 golf courses in the United States, with Golf Digest placing it in Florida's top ten. It hosted the 2021 World Golf Championships. The community is deliberately small: around 255 estate residences, no CDDs, homesites from a half acre to over an acre, custom homes from the region's top builders including John Cannon Homes.
The Founders Club
One of the most exclusive residential golf communities in the region — small, private, and intentionally limited to around 262 homesites. The course is a Robert Trent Jones Jr. design set on natural Florida terrain. This isn't the community for a packed amenity list or a bustling social calendar; it's for buyers who want a private, refined lifestyle with exceptional golf and neighbors who value the same. Price points run well into the millions, with just a few lots left to build.
Lakewood Ranch Golf & Country Club
LWR Golf & CC has 72 holes across four championship courses — Cypress Links, King's Dunes, Royal Lakes, and The Legacy. Members get reciprocity privileges with other Heritage Golf Group clubs nationally. You do not have to live in Lakewood Ranch Country Club to join; golf, sports, and social membership categories are all available. Initiation fees for full golf membership are running around $115,000, with annual dues just over $14,400 — a serious investment, but one that comes with a 20,000-square-foot fitness center, 20 tennis courts, 20 pickleball courts, and three restaurants.
Lakewood National Golf Club
The gold standard for bundled golf in Lakewood Ranch. Every home comes with a membership to 36 holes of Arnold Palmer-designed championship golf — The Commander and The Piper. No initiation fee; golf is included in the deed. Annual dues run around $3,960 as of 2026. The course has hosted the Korn Ferry Tour Suncoast Classic multiple years running, and the amenities match it: resort pool, full-service spa, fitness center, eight Har-Tru tennis courts, pickleball, and poolside dining.
Esplanade Azario
The resort that happens to have a golf course. Amenities are exceptional — spa, culinary center, pools, pickleball, tennis — and the 18-hole course is well-designed and well-maintained. The detail that matters: not all homes are golf-deeded. Some come with a full golf membership bundled in, some with social membership only. If golf is your priority, confirm exactly what's deeded to the specific home before you make an offer — don't assume, ask, and verify it in writing.
Calusa Country Club
The newest bundled golf community in Lakewood Ranch. Built by Lennar, managed by Troon — the largest golf management company in the world — it features an 18-hole championship course designed by Gordon Lewis plus a 12-hole course that plays more technical than its size suggests. About 1,900 homes total, ranging from condos in the low-$300s to single-family homes over $1.3 million. Of those, approximately 1,400 are golf-deeded and the remaining 500 carry social memberships. It currently operates as semi-private with plans to transition to members-only as amenities finish building out, and it's been one of the top communities in new home sales in Lakewood Ranch for the last few months.

Frequently Asked Questions
What's the difference between bundled and private club golf in Lakewood Ranch?
Bundled golf is deeded directly to the home — buy the house, and the membership comes with it, with no separate initiation fee. Private club golf is a separate purchase from the home itself, with an initiation fee plus annual dues, and residency in a specific neighborhood typically isn't required.
Do all homes in Esplanade Azario and Calusa Country Club come with golf?
No. Both communities are only partially or selectively deeded. In Esplanade Azario, some homes carry a full golf membership and others carry social membership only. At Calusa Country Club, approximately 1,400 of the roughly 1,900 planned homes are golf-deeded, with the remaining 500 carrying social memberships. Always verify what's deeded to a specific home before making an offer.
Do you have to live in Lakewood Ranch to join Lakewood Ranch Golf & Country Club?
No. Membership at LWR Golf & Country Club is open to non-residents. Golf, sports, and social membership categories are all available regardless of where you live.
What is the most affordable way to get into bundled golf in Lakewood Ranch?
Calusa Country Club currently offers the most accessible entry point for new-construction bundled golf, with condos starting in the low-$300s and no separate golf initiation fee for golf-deeded homes.
What I tell every golf buyer I work with: know what type of membership structure you want before you start looking at homes. It changes everything — which neighborhoods you look at, what you're budgeting, and what your actual total cost is going to be.
