Del Webb Explore at North River Ranch in Parrish: Homes, Amenities & What to Know

New Community Spotlight | By Tana Showalter, Rogue Realty

Del Webb is one of the most recognized names in active-adult living. I regularly get calls from people who already live in a Del Webb community in Arizona or South Carolina, are moving to Florida, and only want to look at Del Webb. That's the kind of loyalty this brand has.

For years, though, there was one catch: somebody generally needed to be 55. Del Webb Explore at North River Ranch in Parrish changes that. It's brand new, it's gated, it has more than 900 homes planned, and there is no age restriction.

A note on this data: Community details, pricing, and amenity timelines below are current as of publication and subject to change. Amenities described as planned are not yet built. Always verify directly with the community before making a decision.

What Exactly Is Del Webb Explore?

Del Webb is a brand under PulteGroup, and most people know it for 55-plus communities. There are several in Florida, including two in Lakewood Ranch. Explore is different. The idea is to take what Del Webb does best, the resort-style amenities, social lifestyle, wellness, fitness, and that "I actually know my neighbors" feel, and remove the age restriction.

Del Webb is specifically targeting Gen X with this one.

"I'm Gen X, so apparently Del Webb has officially decided I'm old enough to market to, but not quite old enough to require a 55-plus community. I'll take it."

Explore is only the second Del Webb Explore community in the country, and it's the first Del Webb community in Florida offered without a 55-plus age restriction. To be clear about what that means: families with children can live here. This isn't a 55-plus community with exceptions for younger residents. There simply is no age restriction.

Where Is Del Webb Explore?

Explore sits inside North River Ranch in Parrish, one of the fastest-growing areas of Manatee County. If you're relocating and have no idea where Parrish is, think north of Lakewood Ranch and Sarasota, east of St. Petersburg, and south of the Tampa Bay area.

North River Ranch is a huge master-planned community, so Explore isn't sitting out on its own. You're part of a much larger community with parks, more than 24 miles of trails, a brand new elementary school, additional amenities, and a lot of new development around it. Explore itself is a gated enclave within North River Ranch, with 901 homes planned on about 410 acres, which is substantial enough to have a real community feel of its own.

The Homes

  Details
Home types Villas and single-family homes
Stories One- and two-story options
Size Roughly 1,400 to just under 4,000 square feet
Pricing From the high $300s for villas to just over $1 million, depending on home, homesite, structural options and finishes
Multigenerational Several plans offer a private suite with its own living space, bathroom and kitchenette

That multigenerational option is a useful one if you have an aging parent, an adult child, frequent guests, or somebody who comes to visit Florida for three weeks and somehow stays for three months.

The Amenities

This is where Explore gets interesting. The main amenity center is called The Foundry, and Del Webb is going after much more than the standard Florida formula of a pool and pickleball courts. You get those too, but there is a lot more.

  • Zero-entry, resort-style pool with lap lanes
  • Lazy river
  • Covered pickleball courts
  • Putting green and golf simulator
  • Full fitness center
  • Spa, cold plunge, red light therapy and additional wellness features
  • Indoor and outdoor bar and grille
  • Game room centered around the golf simulator, plus gathering spaces

Covered pickleball courts matter more in Florida than they sound. You're not baking in the sun in August, and you're not done playing every time an afternoon thunderstorm rolls through. And the emphasis on wellness is what separates this from a lot of communities right now. They're thinking beyond putting treadmills in a room and calling it a fitness center.

The social side is what Del Webb built its reputation on. It's not just about having a beautiful clubhouse, it's about actually using it. The activities, clubs, fitness, events, and places where you naturally run into your neighbors are a big part of why people get so loyal to the brand. When I say this is active-adult living without the age restriction, that's what I mean. It's not about your age, it's about how you want to live.

The Foundry Isn't Open Yet

If you're buying early, there's one important thing to know. The Foundry and Explore's dedicated amenities are currently planned to open in the first quarter of 2028.

That doesn't mean you're staring at construction for two years with nowhere to go. While the Explore amenities are being built, Explore residents have the option to join the existing North River Ranch amenity system. North River Ranch already has multiple amenity campuses with resort-style pools, fitness facilities, pickleball, clubhouses, parks, and miles of trails. There is a monthly cost to opt in, and Explore has been offering buyers a discount while their own amenity center is under construction. Verify the current terms with the sales team.

So you can start using the larger North River Ranch lifestyle now, then transition into Explore's own amenities when The Foundry opens.

Why Explore Instead of the Rest of North River Ranch?

It's a fair question. North River Ranch as a whole is designed for everybody: families, kids, first-time buyers, move-up buyers, empty nesters, and retirees. Explore is more deliberately designed around the active-adult lifestyle, just without anyone checking a birth certificate at the gate.

If you're 36, 48, 52, 60, or 70 and what you want is the Del Webb experience, the social calendar, fitness, wellness, pickleball, resort pool, restaurant, clubs and activities, but you don't want to live in a legally age-restricted community, that's where Explore gets interesting. It also works well for couples where one person is ready for that lifestyle and the other isn't 55 yet, and for multigenerational households, which traditional 55-plus communities can't serve in the same way.

Who Should Be Looking at Del Webb Explore?

  • Anyone who already lives in a Del Webb community elsewhere and is thinking about moving to Florida
  • Buyers under 55 who have looked at traditional active-adult communities and thought, "That's exactly what I want, I just don't qualify yet"
  • Buyers over 55 who don't particularly care whether their neighbors are all over 55
  • Buyers for whom wellness, fitness, social activities and resort-style amenities are high on the list

The tradeoff right now is timing. You're getting in early, which means you're buying before Explore's own amenity campus is complete. You also get temporary access to the broader North River Ranch amenity system, and you're buying in while the community is still in its early stages. For some buyers, that's exactly when they want to get in.
