July's numbers are in for Lakewood Ranch, and there's a real story underneath the headline sales figure: the buyer mix shifted hard in a single month. Here's what actually happened in July, and what it means if you're watching this market right now.

The Headline Numbers

Builders reported 155 new sales contracts in Lakewood Ranch in July. That's down 18% from June, but up 23% compared to July of last year. Year-to-date, sales are running about 7% behind 2025's pace, but still ahead of internal projections — even with several villages selling out completely this year, which mechanically shrinks how much product is available to sell.

153 homes closed in July, and the backlog — homes sold but not yet closed — sits at 761. That's a healthy pipeline of business already in the system heading into the second half of the year.

Who's Actually Buying Right Now

This is the part worth paying attention to. The buyer mix moved significantly from June to July.

"Retiree and active adult villages jumped to 50% of July's sales — up from just 29% in June. Seasonal incentives appear to have pulled a lot of that segment off the fence."

Move-up and multi-generational villages, the volume leader all year at 44% of YTD sales, dropped to 38% of the mix in July. Luxury villages came in at 10% of July sales — but don't read that as luxury slowing down; that segment has already outpaced its entire 2025 sales volume for the year. Entry-level villages are basically gone from this report, because the villages built for that price point are now fully sold out. Going forward, any remaining entry-level inventory gets folded into the multi-gen category in these reports.

Pricing Trends

Average contract price in July came in at $744,407 — down 15% from June, down slightly (about 3%) from July of last year, but still up 11% year-to-date. Some of that month-over-month drop tracks with the shift toward more retiree and active adult buyers, who tend to purchase at a different price point than move-up or luxury buyers.

Average closing price came in at $812,161, up 5% year-over-year and up 3% year-to-date. Cash closings made up 31.4% of July transactions — a meaningful share, and a reminder of how much of this buyer pool is relocating with significant equity already in hand.

Traffic and Conversion: A Mixed Signal

Onsite traffic to the New Home Center was up 3% from June, but onsite traffic-to-sales conversion declined, from 19% in June down to 15% in July. Be-back conversion — people who registered and then returned — fell too, from 45% down to 37%.

That's not necessarily a red flag. Recent village sellouts mean there's simply less product to convert traffic into, and some visitors may be earlier in their decision process. Despite the monthly dip, conversion rates are still running above both the year-to-date average and last year's levels — meaning the buyers who are showing up are, on balance, higher-intent than a year ago.

Online told a stronger story: website visits were up 18% from June and 15% year-to-date, with Miami, New York/New Jersey, and Tampa driving the most traffic. AI-powered chat on the site generated 132 buyer engagements, and 26 of those specifically selected "I'm exploring a move" — self-identified relocation intent, not just casual browsing.

What This Means If You're Buying Right Now

Villages are actively selling out — Ryan Homes is now sold out of Avalon Woods and Amber Creek, and M/I Homes is sold out of Sweetwater. Inventory in specific communities is a real, live constraint right now, not a sales pitch.

Realtor-involved closings hit an all-time high of 78% in July, compared to a historical average of 64%. More buyers are choosing representation in this market than ever before — and there's no cost to the buyer to have someone in their corner throughout the process.
