If you're shopping new construction near Venice and Wellen Park, two communities are almost certainly at the top of your list: Esplanade at Wellen Park and Beachwalk by Manasota Key.

On paper, they look like direct competitors. Gorgeous coastal homes. High-end resort pools. Similar HOA fees. They even share an Englewood zip code. But floor plans on a screen won't tell you the real story.

I just had a couple fly in from out of state, completely torn between these two neighborhoods. It wasn't until we got boots on the ground that the true deciding factors became clear. Location: What Do You Actually Want Outside Your Front Door?

This is where the comparison starts — and where most buyers make their first mistake. Because these communities feel comparable on paper, people assume the lifestyle is interchangeable. It isn't.

Here's the question I ask every buyer: "When you leave your house, do you want to be a 5-minute golf-cart ride from the beach, or a 5-minute golf-cart ride from a vibrant downtown restaurant scene?"

Beachwalk by Manasota Key wins for the salt life. It sits just 2.5 miles from the pristine sands of Manasota Key — chairs, cooler, golf cart, toes in the water in under 10 minutes. The whole vibe is laid-back coastal beach club.

Esplanade at Wellen Park trades immediate beach access for in-town energy. You're about 15–20 minutes from the Gulf, but you're living directly inside the massive Wellen Park master-planned community. Your backyard is Downtown Wellen — a lakefront town center packed with restaurants, boutiques, a coming rooftop bar, and the Atlanta Braves spring training stadium right down the road.

Neither is wrong. But they are different, and knowing which one fits your lifestyle is everything.


Build-Out & Community Scale: A Detail Zillow Won't Show You

This is the part that completely surprised my buyers — and it's something you simply cannot see from a builder website.

Beachwalk by Manasota Key (a DiVosta community) is already about 70% built out. The resort amenities are finished. The pickleball courts are open. The gates are up. When you move into Beachwalk today, you're moving into an established neighborhood. At completion, it's slated for just under 1,700 homes.

Esplanade at Wellen Park (a Taylor Morrison community) is in its absolute infancy. You will be living in an active construction zone for a while, and their amenity center — The Venue — is still being built. At completion, Esplanade is planned for just under 900 homes, making it roughly half the size of Beachwalk.

Here's the kicker: despite being nearly double the size, Beachwalk's home prices and HOA fees are remarkably similar to Esplanade's. So with Beachwalk, you're buying into a larger, established community right now. With Esplanade, you're buying into a smaller, more intimate enclave that's just getting started — with the best lot selection still on the table.


The Financial Plot Twist: CDD Fees

This is the one that out-of-state buyers miss most often — and it can mean thousands of dollars a year.

Esplanade at Wellen Park carries a CDD (Community Development District) tax. You're paying for the infrastructure of that entire Wellen Park master plan — roads, utilities, drainage systems — spread across every homeowner's annual tax bill. Depending on your lot, that's typically an extra $1,500 to $3,500 per year on top of your HOA.

Beachwalk by Manasota Key has no CDD fee. DiVosta absorbed those infrastructure costs upfront. If keeping your fixed annual carrying costs lower is a priority — while still living in a luxury amenity community — that's a meaningful advantage that compounds year after year.


Amenity Vibes: Both Are Five-Star, But They Feel Different

Don't get me wrong — both communities deliver the resort experience. But the feel is distinct.

Esplanade goes big on programming. Massive clubhouse, wellness spa, and the resident-favorite Bahama Bar & Grill right by the pool. It's designed for people who want a packed social calendar and a highly curated community atmosphere.

Beachwalk leans into the beach club aesthetic — a spectacular resort pool, lakeside boardwalk, and a neighbor culture that feels like a local yacht club. People here are coming back from a day on the water or collecting shark teeth at the beach. They're also adding an onsite restaurant alongside their existing poolside bar and grill.


The Bottom Line: Which Community is Right for You?

Choose Esplanade at Wellen Park if:

  • You want the best lot selection on the market right now (lakefront, preserve views — still available)
  • You love the energy of a walkable downtown with restaurants, retail, and live events
  • You want a smaller, more intimate neighborhood footprint
  • You're excited to get in early on a community still taking shape

Choose Beachwalk by Manasota Key if:

  • You want an established neighborhood you can move into today
  • Avoiding CDD taxes is a financial priority
  • Beach access is non-negotiable — golf-cart distance matters to you
  • You love the idea of a larger, buzzing coastal community with more neighbors and more activity
