Here's the thing about buyers relocating from out of state: they look at a map, see two master-planned communities sitting close together, and assume they're basically the same. Both have amenities, both have new construction, both have the Florida lifestyle they're after. But the moment you actually stand in each one, the difference is obvious — and it matters. Size: This Is Not a Small Difference

Lakewood Ranch is massive — roughly 50 square miles, spanning both Sarasota and Manatee Counties. It's larger than a lot of suburbs people move from. There are dozens of distinct neighborhoods and villages inside it: Waterside, Star Farms, Del Webb, Polo Run, Cresswind, and more. Each one has a different age, a different builder mix, a different number of homes, and a completely different feel. I have buyers move into Lakewood Ranch and spend six months discovering neighborhoods they didn't know existed.

Wellen Park is a much more contained community, primarily in Sarasota County between Venice and North Port. It's newer and more centralized — easier to get your arms around, especially if you're buying from another state and can only visit once or twice before making a decision.

Neither is better. But if scale feels overwhelming or exciting to you, that reaction is telling you something.

The Feel: Suburb vs. Community

This is the part that's hardest to explain over email and easiest to understand the moment you visit. Lakewood Ranch feels like a well-executed suburb. Beautiful homes, great roads, tons of retail nearby — but you are driving everywhere. It's spread out. Everything is a few minutes in the car. For a lot of buyers, especially families, that's exactly what they want and what they're used to.

Wellen Park has a different energy. Downtown Wellen is a walkable downtown — a lakeside gathering area with restaurants, a farmers market, food trucks, and live music. Cool Today Park, the Atlanta Braves' spring training facility, sits right at the center and runs events year-round. The whole community was designed from day one for golf carts and bicycles. That infrastructure isn't bolted on as a marketing feature — it's baked into how the streets are laid out.
